For landlords

The lead-safe certificate for your lease, done right the first time

Built before 1978 and renting it out? You need a lead-safe certificate for your tenants and the City. We test, get the lab results, and tell you exactly how to file. Philadelphia and Montgomery County.

What landlords need it for

A new lease

Tenants must get a copy of a valid certificate. Book a rush lab speed if move-in is close.

Your rental license

Philadelphia checks for a certificate on file with the City’s lead certification portal.

A renewal

Certificates last four years in Philadelphia. We remind you before yours expires.

How it works for a single rental

  1. Get your price. Bedrooms and lab speed set the price. It appears the moment you add a phone or email.
  2. Pick your days. Jay confirms the time by text or email. Your tenant can let us in, or leave a lockbox code.
  3. Visit, under an hour. A floor and windowsill wipe in each bedroom and one common room.
  4. Results. Certificate, lab report and portal steps by email. If something fails, you’ll know exactly what to fix.

Avoid the most common fail

Most failures come from dust on windowsills and floors, not from the walls. A careful wet-clean of sills and floors a day before the visit, and fixing any chipped paint on sills, makes the biggest difference under the stricter 2026 limits (5 µg/ft² floors, 40 µg/ft² sills).

More than one rental?

Testing two to five units in one visit takes 20% off every unit. Six or more? See buildings and property managers.

Common questions

Does my rental need a lead-safe certificate?

In Philadelphia, if the property was built before 1978 and you rent it out, you need a lead-safe or lead-free certificate for the tenants and the City. See the pre-1978 rule.

When should I test?

Before a new lease starts, and before your current certificate expires (every four years in Philadelphia). If you have a lease or license date coming, choose a rush lab speed in the quote.

Does the unit need to be empty?

No. Occupied units are tested all the time. It helps if the floors and sills are clean and clear; share the prep checklist with your tenant.

Who files the certificate with the City?

You do, through the City’s online portal, and it takes a few minutes. We send step-by-step instructions with every passing result. See the walkthrough.
