Visual Inspection

We make an initial assessment of the property

To prepare for the visual inspection portion of the inspection, make sure that all areas have been cleaned, especially floors and windowsills as that will be where the samples will come from most likely. Make sure there is no cracked or chipped paint. If so, these areas should be cleaned, repaired, and painted over. All areas should be free of debris and obstructions. It is a landlord's responsibility to do a pre-inspection of the property to ensure the readiness of the property for inspection.

Lead Dust Sampling

We sample your property and send it to an accredited Lab

Samples will be taken from each bedroom and a common area (living room, kitchen, etc.) In most cases the samples will be taken from the floor as well as a window sill. The samples are taken with swipes that look a lot like a moist towelette. They are put in plastic bags, and along with the windowsill measurements, are sent to a third-party lead testing laboratory. Results are sent back. Passing Results for a Lead Safe Certificate are as follows: Floors must be less than 10 μg/ft2, interior window sills must be less than 100 μg/ft2, and window troughs (not common) must be less than 400 μg/ft2.

Certificate Submission

We help you with getting your documents submitted

Those who pass the lab test are granted a Lead-Safe Certificate from the City. We send this certificate with step-by-step instructions for submitting the information to the City processing center or the City website. If you have any difficulties, we are just an email or a phone call away. We will also send you a notification before your certification expires (usually 3 or 4 years) so that you can have the property re-examined.

Remediation Recommendations

We provide feedback on how to fix failed areas

For those who fail the lab test, we provide remediation recommendations based upon the notes taken by the serviceperson when they were at the sampling site.
