What We Do and How It Works

Below are all of the steps that will be followed on your journey to Lead-Safe Status! All of the information you need to know about Lead Dust Sampling.

  1. Schedule an Appointment: Head over to our Pricing Page to request an appointment or to request a quote. One of our local representatives will get back to you promptly to schedule your Lead Safe Inspection.

  2. Tenant Notification: Inform your tenants about the upcoming lead-safe certification inspection and any necessary preparations they may need to make. Provide them with information about lead hazards, their rights, and any temporary disruptions during the inspection process.

  3. Prepare the Property: Ensure that the rental property is clean, well-maintained, and free of clutter before the inspection. Make sure that all areas to be inspected are accessible to the inspector and that any necessary utilities are functional.

  4. Conduct Pre-Inspection: Before the scheduled inspection date, conduct a thorough walkthrough of your rental property to identify and address any potential lead hazards. This may include deteriorating paint, peeling paint, or other sources of lead dust. Make sure that all sampling areas are accessible and clean.

  5. Remediate Lead Hazards: Take appropriate remediation measures to address any identified lead hazards before the inspection. This may involve repairing or encapsulating lead-based paint, replacing lead-contaminated surfaces, or implementing dust control measures.

  6. Lead Safe Inspection: On the day of the inspection, be present to provide access to all areas of the rental property as needed. Pament will be needed at the time of inspection. The Lead Dust Inspector will use special dust collection swabs that look a lot like moist towelettes. Samples are taken from each bedroom as well as one common area. Samples are taken from a 12 inch by 12 inch area of the floor and from a taped-off area on the windowsill of each room. A blank control sample is also included with the dust samples.

  7. Samples Go To The Lab: All dust samples and the control swab are sent to Lead Dust Testing facility that is certified by the EPA. Results can be expected with a week or two, depending on the current volume at the Lab.

  8. Results Are Sent: The Lab sends a detailed report showing the lead amounts for each swab. Passing Results for floors are samples containing less than 10 μg/ft2. Passing Results for window sills are samples containing less than 100 μg/ft2.

  9. Passing Results Receive Lead-Safe Certificate: If the property passes, a Lead-Safe Certificate will be issued for the property. LeadCertPros will send you an email with the passing Lab Report, the Lead-Safe Certificate, as well as detailed instructions on how to submit this information to the City.

  10. Failing Results Receive Remediation Recommendations: If the property fails we will send you a detailed email with an assessment of why the property failed and what you could do to remediate the situation and pass your next inspection.
